

Property Owner Responsibility & Liability
The city relies on property owners to maintain sidewalks adjacent to their property. Under Section 19-152 of NYC Administrative Code, owners must repair sidewalks. Under Section 7-210, owners may be liable for injuries caused by defects.

DOT inspects sidewalks and issues Notices of Sidewalk Violation for detected defects. NYC.gov A violation has no immediate fine, but it remains on record and may affect property sale / refinancing. Property owners have 75 days to repair after a violation. Otherwise, DOT can hire a contractor and bill the owner.
